Design-Build by Leff Construction allows the entire construction team – you, the homeowner, the project architect, the engineer and the builder – to be involved with your project from its early conception. Your ideas, needs and budget are matched as closely as possible. Time and cost overruns are avoided. The Leff Construction team works with clients who have their own architect or we can provide complete design-build services with our own architectural and engineering staff.

In the early design stage we carefully listen to your vision for your home. Through a series of thoughtful questions and suggestions we assist you in the development of a conceptual design that matches that vision. Then we prepare a preliminary cost estimate. Together with the conceptual plans, this estimate forms the basis for your decision to proceed with developing the design or re-work it to fit your budget. The decision to continue or redesign is made early in the process so that little time or money is spent on a design that cannot or will not be built.

Our approach to green building is rooted in the idea that any building material, building method or design approach that reduces the home’s impact on the environment is worth consideration. Analyzing the cost, value and impact of a building system or a particular material simplifies your process of deciding whether to build green and how green to build.

The structural requirements in California have a major impact on the design and costs of your construction. Our in-house engineering allows us to consider the options for the structural design of your home from the earliest design phase. This gives us the ability to use the best structural methods and add cost saving and green building elements at the most effective points during design. Once you have approved the final design and budget, the working drawings are completed and we process your permit through the local building department.

Then the final and most important step to fulfill your vision begins: efficient, cost-conscious construction with the project professionally managed by an experienced working superintendent. Your vision which has been carefully nurtured through the design phase and accurately articulated in the plans and specifications is now made a three dimensional reality.
